OUR PROCESS
Forfeiture of Lease are industry experts when it comes to securing your premises following any breaches in agreement between you and your tenant. We aid a wide variety of commercial property landlords across the UK by offering forfeitures for not only the none payment of rent but also service charges and insurance costs. We pride ourselves on our peaceful method of entry and have a strong track record when it comes to securing commercial properties.
Stage 1 - Call and Instruct
It’s simple, Once you have decided to take action you can call us and speak with one of our forfeiture experts to discuss the best possible option moving forward.
We will then talk you through our simple online instruction form, once that is complete we simply arrange the best time you feel it would be optimal to secure premises.
Stage 2 - Attend & Secure
Once you have instructed us we will then begin the Forfeiture of your Lease, we do this by sending one of our highly experienced agents alongside one of our partnered locksmiths to your premises. Whilst the Locksmith is changing all locks, our agent will be filling out all relevant paper work to secure to all necessary windows and doors. Once this is completed a full inventory of the inside of the premises will be taken and sent to you in a full, same day, comprehensive report.
Stage 3 - Supervised Access
We affix forfeiture notices along with torts notices. A torts notice is a legal document advising the ex tenant or a third party on the procedure on how to recover their goods from inside the building.
When Contact is then made from ex tenant. We can then attend the premises and release the goods back to the ex tenant, ensuring that no unauthorised occupation is taken up inside the premises. we also ensure no deliberate damage is caused to the premises.
We may be able to hand your premises back to you on the same day of receiving your instruction or within 24 hours (if requested). We can re-enter your premises peacefully, arranging for a locksmith to arrive on site with our agent. The locksmith will replace the locks, ensuring the premises are secure, with the agent completing notices which will be displayed as required by law on the doors and windows of your property. An inventory of items will be completed when access is gained, and photographs will be taken, as will meter readings.

What They’re Saying
Thank you very much for your effort in affecting forfeiture on a tenant that had months of service charges outstanding.
The advice I received from your team was second to none and with your swift action it wasn’t long before I had total control of my premises. I can’t recommend enough, they went out of their way to give me the best advice and helped me tremendously.
If you’re trying to decide which enforcement company to use, look no further.
I am a relatively small landlord with only a few properties, but treated like I was a client with a large portfolio, they acted quickly and gave me top advice on the legalities of the situation I was faced with. This was all new to me, I have not had to take action against a tenant before and effect forfeiture but they talked me through everything and affected a seamless forfeiture.
You were a pleasure to deal with, kept me updated and provided me with a fantastic detailed report with lots of pictures and information regarding the forfeiture.
The experience and strong legal knowledge is a great asset and it quickly put my mind at ease.
We would like to thank all from the people in the office to the enforcement agents out on the field who acted efficiently and professionally to help me take back a number of my commercial premises where rent had not been paid and communication between me and the tenants had broken down.
Nothing is ever seemed too much of a problem, they always endeavour to get the best results and that is why we will continue to use them and recommend their services to our peers, associates and friends.
